What happens at possession: the handover process
Understanding the possession process ahead of time reduces stress and prevents last-minute surprises. Here is what to expect when possession approaches in late 2029.
Step 1: Pre-possession inspection (typically 30–60 days before handover)
Puravankara will invite registered buyers to conduct a pre-possession inspection of their specific unit. During this inspection you walk through the apartment with a Puravankara representative and note any snags — uneven flooring, door alignment, fixture quality, paint finish. All noted snags are rectified before final handover at no cost to the buyer.
Step 2: Final payment clearance
Before receiving possession, all outstanding amounts must be cleared. This typically includes the final construction instalment (the last portion of the 80% linked to OC), stamp duty and registration charges (approximately 5% + 1% in Karnataka), maintenance deposit, and any applicable GST on the outstanding balance. Your bank will disburse the final home loan tranche against the OC.
Step 3: Property registration
The sale deed is registered at the Sub-Registrar's office in your name (or joint names). For NRI buyers, a Power of Attorney holder can complete registration. Once registered, the property is legally yours. The developer has no further claim on it.
Step 4: Key handover
You receive the physical keys, access cards, parking allocation, and a welcome kit with utility connection details, society formation information, and clubhouse membership documentation. The model apartments and facilities are available for viewing from launch — so by possession you will already be familiar with the finishes.
Step 5: Residents' welfare association formation
Under RERA and Karnataka Apartment Ownership Act, a Residents' Welfare Association (RWA) or Apartment Owners' Association (AOA) is formed at or shortly after possession. The association takes over maintenance of common areas from the developer. Monthly maintenance charges apply from the date of possession.
Why the possession timeline matters for investors
For buyers purchasing primarily for rental income or capital appreciation, the December 2029 possession date has specific financial implications worth understanding.
Rental income starts at possession: You cannot rent out an under-construction apartment. Your rental income clock starts in December 2029. Plan your investment horizon accordingly: the property is a capital asset for the 44-month construction period, converting to an income-generating asset at possession.
Capital gains holding period: For long-term capital gains tax (LTCG at 12.5%), the 24-month holding period is calculated from the date of possession (or OC date in some interpretations) — not from the booking date. A buyer who plans to sell soon after possession should factor the STCG rate into their return calculations.
Infrastructure completion convergence: The Namma Metro Blue Line (Airport Line) is expected to reach the Doddajala–Bagalur corridor by 2027–2029. This means metro connectivity may be partially or fully operational by the time of possession — creating an immediate uplift in both rental demand and resale value for buyers who hold through to handover.
Pre-launch pricing locked in: Buyers who book at current pre-launch prices (₹1.11 Cr for 2 BHK) lock in the 2026 price point. By December 2029, with metro completion and STRR operational, the same unit in a ready-to-move project is expected to be priced meaningfully higher. The 44-month construction period is where capital appreciation accrues.

As of March 2026, Purva Northern Lights is in the pre-construction / site preparation stage following RERA approval on 12 March 2026. The following activities are currently underway or imminent:
• RERA certificates issued for all 3 phases (12 March 2026)
• KIADB building plan approved (07 March 2026, plan no. DO3-KIADB-00190/25-26/BP)
• On-site sales and project office under construction
• Model apartments in final finishing stage — available for public walkthrough from launch
• Site clearing and internal road mapping in progress
• Foundation design and soil investigation expected Q2 2026
